Finding the right opportunity requires the right advisor

Dubai buyers can find property listings almost anywhere: portals, social media, WhatsApp groups and developer broadcasts. The harder task is deciding which property suits them, at what price and with what risks. That is where an advisor should earn their place.
Begin with the person buying
Before discussing a project, I would ask about the buyer’s objective, available capital, monthly cash flow, holding period and need for liquidity. A home, a source of rental income and a residency plan can lead to different choices.
Can the buyer meet every instalment if circumstances change? Will they need access to the money before handover? Are they comparing this purchase with another property or with a different use of capital? Those answers should shape the shortlist.
Examine the whole obligation
“One per cent per month” describes a payment schedule. To judge the purchase, an advisor also needs to examine:
- The price against comparable ready and off-plan properties.
- The developer’s delivery record and documented project status.
- The unit’s layout, floor, orientation and view.
- Rental demand, service charges and operating costs.
- Competing supply around completion.
- Assignment, financing and resale restrictions.
The recommendation should explain which figures are verified, which are assumptions and which remain uncertain.
Ask what could go wrong
I would want to see the effect of slower appreciation, a longer vacancy, delayed completion or an early sale. A purchase that depends on every assumption going right deserves caution.

A useful advisor can explain why a particular property fits your circumstances and where it falls short. They should be able to recommend waiting when the evidence or your finances do not support a purchase.
