The free checklist: the seven questions, one by one

· 2 min read
Seven travertine blocks in a row with a brass marker on the first one

People often ask me what I actually do before I say yes to an off-plan purchase. I wrote it down as one page, and it is free. This is the longer version, one question at a time.

1. Who is the developer?

Look at what they have already delivered. Were the buildings finished, on time, and as promised? The Dubai Land Department publishes a list of approved developers, and you can check that your developer is on it. A good developer is proud of the buildings that are already standing.

2. Where do my payments go?

Into the project's escrow account, never a personal one. Ask to see the account details in writing. I explain this in my article on escrow.

3. What does the contract say?

Have the sale and purchase agreement read by someone qualified before you sign. Look at the handover date, what happens if it is late, and what you are responsible for.

4. Does the payment plan fit my cash flow?

A smaller payment during construction means a larger one at handover. Be sure you can fund both. A good answer is a plan you can follow without stress, even if the market is quiet.

5. What do similar homes cost today?

Compare the launch price with ready homes nearby, and with their rents. If the price is well above, ask why. There may be a good reason, such as a newer building or better amenities, but you should hear it.

6. What will it cost to own?

Service charges and fees change your real return. Ask for the expected yearly figures in writing.

7. Who will buy or rent it from me?

Picture the person who will want this home in seven years. What will they look for? If you cannot picture them, pause.

For family offices and larger investors

For larger commitments, I add three questions to the seven: How will the property be held, in a personal name or through a company or other structure? What reporting will I receive on the project and on payments? How would I exit a larger block, not only a single unit? Take advice from your own legal and tax advisers on structure.

How to use it

You do not need perfect answers to all seven. You need honest ones. If one answer is missing, ask for it. If a seller does not want to answer, that tells you something too.

The checklist is on the front page of this website. Sometimes, after these questions, the answer is to wait or to choose a different project. That is a good result. It means the checklist did its job.
