Living and investing in Dubai

Why Dubai

Consider the city.
Examine the property.

Dubai attracts people looking for a home, a business base or an investment. Each purpose needs its own assessment. The city’s appeal is a starting point; the property’s price, location and costs still need to make sense for you.

Six considerations
before you buy

Sources and qualifications ⟶

Golden Visa

Long-term residency for qualifying property investors. Approval and current documentation requirements apply.

Personal income tax

The UAE does not levy personal income tax on individuals. Other taxes and overseas obligations may apply.

Global connectivity

International connections for people living and working across countries.

Safety and governance

Evaluate the legal framework, property registration and your own due diligence.

Infrastructure

Consider the roads, transport, schools and services around the property.

Business environment

Consider how the location fits your work, business and day-to-day needs.

The opportunity

Look at the city.
Then the community.

Dubai’s growth needs to be understood at community level. Population, household formation and the competing supply around a specific property all matter when choosing an asset.

View all insights

Population

Population growth provides context. A specific unit still needs rental and resale demand.

Households

The number and size of households affect the kinds of homes people need.

Supply

Compare competing projects, completion dates and rental alternatives.

Long-term plans

Examine what is planned around the property and what has already been delivered.

Find the right fit

Buying a home
or an investment?

For a home, I would begin with how you want to live. For an investment, I would examine income, costs, financing and resale. Either way, the specific property matters more than a broad story about the city.
